Booking terms, house rules & cancellation policy
These terms govern direct bookings made on this website for short-term rental stays managed by Proper-T LLC ("we," "us"). By completing a booking and checking the agreement box at checkout, you ("Guest") accept these terms.
Cancel 30 days or more before check-in: full refund of all amounts paid.
Cancel less than 30 days before check-in: no refund. The reservation total is non-refundable inside the 30-day window.
Cancellation timing is measured from 12:00 PM (local property time) on the scheduled check-in date. To cancel, contact us at the phone or email below; refunds (when due) are issued to the original payment method.
Bookings are confirmed when payment is completed. Payment is processed securely by Stripe; we never store your card details. The price shown at checkout — accommodation, cleaning fee, and applicable taxes — is the full amount due to book.
The primary guest must be at least 18 years old and present valid government-issued photo ID. Occupancy is limited to the number of guests booked and may not exceed the listing's stated maximum. The property is rented for residential lodging only — no commercial, business, or for-profit use of any kind is permitted, including events, productions, photo or film shoots, or operating a business from the premises.
No parties, events, or gatherings beyond the registered guests. No smoking indoors. Pets are not permitted unless approved in writing in advance. Please observe quiet hours and treat the home and neighbors with respect. Guests may not sublet, assign, or re-list the reservation. No illegal activity or controlled substances are permitted on the premises, and guests must comply with all applicable building, HOA, and community rules — including parking, trash and recycling, and local noise ordinances. Violation of these rules may result in immediate termination of the stay without refund.
The Guest is responsible for the property during the stay and for any loss or damage beyond normal wear. Please report any issue promptly so we can address it. We may charge the payment method on file for damage, excessive cleaning, or missing items.
Check-in and check-out times are provided in your booking confirmation. Self check-in instructions and the exact address are shared after booking is confirmed. Late check-out without prior approval may incur an additional charge.
We reserve the right to decline or cancel a reservation, or to remove guests, for misrepresentation, violation of these terms, or conduct that endangers the property, neighbors, or staff.
These terms are governed by the laws of the State of Delaware.
